General Requirements
As a general guideline, there are certain requirements that need to be met in order for your home to be listed with Veeve to ensure guest satisfaction. First, your home should be in good shape, with little wear and tear on walls, floors and furnishings. All appliances should be clean, in good working order and safe. The property cannot be a single room since we don’t list rooms.
Creating a welcoming atmosphere is the most important part for us; your home should feel warm and inviting. If you’re renting out a second home or investment property, we can help you buy the things you need to get it ready for guests.
Also, we require that your home be “guest-friendly,” which is to say, there should be space for guests to feel at home, spread out, put away their things and prepare food. We have a zero-tolerance smoking policy and cannot represent homes where smoking is commonplace inside.
Let us know if you have pets. Most homes with pets can still be listed, but we may ask for an air purifier to ensure a clean and comfortable environment for all guests.
Appliances, furniture & amenities
It’s important to have the right appliances, furniture and amenities in place when listing with Veeve to create a comfortable experience for guests. We need to have Wi Fi and broadband set up and available — connectivity is a primary consideration for many guests. A TV is usually also needed, and entertainment extras such as a ping pong table, home cinema or games console are welcomed, but not essential.
The kitchen that must be available includes a cooker (oven, hob and grill), guests will also appeciate microwave as well. A modest-sized fridge and freezer with enough room for guest food is also important, as is laundry space. A washing machine is a must, and a tumble dryer is a plus.
When it comes to furniture, we prefer larger beds (king-size or larger) with quality mattresses that are not worn. For furniture, we also expect enough seating and dining furniture for all guests, along with bedside lamps, a hairdryer and proper bedding.
As more guests check-in, the need for a good number of bathrooms becomes important with a suggested ratio of one bathroom for every two bedrooms for guest comfort.
Decoration
The decoration of your home is a vital aspect of making it appealing to your guests. We look for properties where someone has put a little care and attention into decorating their home so it feels warm and inviting. Your home should be as stylish as comfortable, with decorative touches that enhance your guests’ stay.
Walls full of artwork are ideal as they bring the space to life with character and charm. Soft furnishings, like rugs, cushions and throws, are used for adding warmth and comfort, making the area feel homely. Light is also integral — lamps create a cosy and relaxing setting, particularly in living rooms and bedrooms.
We strive for homes that work double-duty when it comes to both style and function, as any decor worth its salt serves the end goal of simply feeling nice. It does not mean hiding an overly ornate or posh interior but rather crafting a balanced space that is a comfortable — and well-kep environment. The idea is for guests to feel at home as soon as they walk in and to be able to enjoy their time in a space that speaks to quality and care in its design.
Location
When listing your home with Veeve, location is critical to us – we want your home to be in a convenient location for guests to take advantage of the amenities, attractions and make the most of a stay. In London, we mainly cover homes in central locations (Zone 1) and select parts of Zones 2-4.
We generally like homes to be a 10-minute walk or less from a coffee shop, tube, and supermarket or convenience store. While we do make exceptions for larger homes with a capacity for six or more guests, accessibility is always a top consideration. We think that a home’s location needs to be pragmatic but also add to the rest of your guests’ overall experience.
When we come out to your property, we’ll also inspect the surrounding neighbourhood, as potential guests would see it. If we believe your home is outside of our needs and desire for a location, we’ll tell you before we visit — saving all of us time.
Special Extras
Not all homes come with special extras, but providing any of the following can make your property more attractive to guests and could even lead to a higher listing rate. Off-street parking is a big plus, especially in populated areas where parking can be at a premium. Guests enjoy having a furnished private garden, terrace or balcony, and a BBQ is a great addition but not essential.
If you’re catering for families, providing baby or child equipment like cots or highchairs can be a big sell. It is tempting for business travellers if your home has a dedicated office or home-working area with a desk and a comfy chair.
And luxury extras such as air conditioning, a swimming pool, hot tub, sauna, home gym or games room will help your property to shine. They are not necessary, but they take your house to new heights and offer your guests a special experience.
